This property was derelict for more than 12 years which had lots of interest, but due to the large amount of work required, always seemed to scare off potential buyers. The development arm of the business ‘S Sira Group Limited’ purchased this former public house with vacant possession.

Using our in-house team we obtained planning permission to construct 4no 2 bedroom flats and 1no 1 bedroom duplex flat. The ground floor and basement were completed to shell specification and then let to Meatcure Restaurants.

The works were in conjunction with the local council and THI Lottery fund, as a £200,000 grant has been awarded for the project. This involved replacing the existing roof, hand carved stone finials, re pointing and cleaning of all brickwork, refurbishment of all sash windows, replacing with hand carved stone sections any damaged sections of stone cills and window heads. The entire shop front was removed and replaced to match and look like the original 1900’s shop front.

Simic Associates and Sira Building & Development were awarded winners in the Preservation & Conservation Category in the Built Environment Awards 2017 from the Charted Assocation of Building Engineers (CABE). The CABE Preservation, Conservation or Extension Award (previously the Preservation & Conservation Award) is a prestigious prize for anyone in this sector to receive.
